• The property must still be leased to the business at genuine market rent (arm’s-length terms)
• The lease must be documented and consistent with market rates — the ATO scrutinises related-party transactions
• Lenders typically cap LVR at 80% for commercial properties 
• The SMSF trust deed must permit commercial property investment
• The property cannot be used for non-business purposes by members or their associates
